Landlord & Tenant Transactions We act on behalf of both landlords and tenants in respect of rent reviews and lease renewals. We have considerable experience in providing an expert opinion of rental value, supported by comparable evidence and combine this with extensive negotiation skills. Capital Valuations We are able to provide advice on the valuation of all types of commercial properties for a range of purposes such as Asset/Accounts, Loans, Acquisition, Tax and Dilapidations in accordance with the generally accepted RICS guidelines. We have up to date valuation software and research tools. Rating We act on behalf of both occupiers and landlords in providing specialist rating advice. Through lodging appeals on behalf of clients and carrying out thorough negotiations with the Valuation Office we can ensure that the liability for business rates is minimised. We have experience of dealing with properties throughout the country and across all sectors. Compulsory Purchase and Compensation Advice We act on behalf of both acquiring authorities and claimants and provide specialist advice in respect of the compensation payable as a result of CPO action, with full knowledge of the relevant statutory and case law decisions. Instructions involve both transport infrastructure and town centre development schemes. Dilapidations Advice We are able to advise Landlords and Tenants regarding Lease expiry, exit strategy and Dilapidations disputes. These also require knowledge of Section 18 (1) Valuations.
